Selling Your Condo

Selling a single-family home and selling a condo are very similar. When you decide to sell your condo, we will be paying special attention to what is happening in your complex. What properties are on the market now? What units have sold recently? What are your condo fees and are there any special assessments coming up?

Generally speaking, pricing a condo is easier than pricing a single-family home because most condo's in the same complex are very similar and we derive the price based primarily on square footage of the unit. Upgrades and overall condition of the unit can significantly increase the value or decrease the value in cases where the unit is in disrepair. Condo buyers are less emotional about their purchase. It really does come down to dollars and cents for them, that's why it's important for you not to overprice your unit and to market the unit as aggressively as possible. We will, of course, look at market conditions, interest rates, trends, occupancy ratio of renters to owners, as well as, the overall reputation of the complex.

Lastly, we will need what's called a 6-D certificate which single-family sales don't need. A 6-D certificate is a statement from the condo association that all your condo fees have been paid up to date.
