- What similar properties are for sale right now?
- What is the overall condition of your property?
- How soon do you want to sell?
- What are the overall economic conditions for the area?
These are the absolute fundamentals of determining value on a piece of property. When we offer you a suggested list price you have the opportunity to accept the suggested price, or determine one of your own. If your suggested list price is reasonable, we may accept your list price. The chance that both of you will come up with the same figure is slim at best.

If you get a higher price from another agency, challenge them to support this value through 3 comparable sold properties which is exactly what the bank will be asking for when they come to appraise the house once it's sold.
